Who handles commercial build-outs in Los Angeles, and how?

Kasimov Construction is a licensed general contractor (CSLB #1148319, Class B, bonded and insured) that takes on select commercial build-outs in Los Angeles: offices, retail, restaurants and medical spaces where custom casework matters. One contract covers design, construction documents, permits, construction and the casework, built in its own workshop during plan check. The company works after hours or in phases when the building requires it. A full tenant improvement usually takes three to six months including permits, and the price is fixed in writing before work begins.

Commercial remodeling and tenant improvements.

While a business space is closed for construction, you're paying rent without making sales. One of the most common delays on a build-out is waiting for custom casework from an outside fabricator.

We take on select commercial remodeling and tenant improvement projects in Los Angeles, mostly spaces where custom casework matters. That means reception desks, retail displays, restaurant banquettes and bar millwork, and exam-room casework. We plan it with the space and build it in our own shop while permits are in review. One contract covers design, permits, construction and the millwork. When the building requires it, we work after hours or in phases.

What drives the cost.

  • Existing conditionsWhat the last tenant left behind, and what the old drawings don't show, is the biggest unknown. We check the space before we price it.
  • MEP scopeRestaurants and medical offices need a lot of mechanical, electrical and plumbing work. Offices need less.
  • Casework scopeCustom fixtures often hold up the schedule on build-outs. We build them in-house, so we control that part of the timeline and the cost.
  • Building rules & hoursAfter-hours-only work and freight elevator time slots change labor costs. We price that up front.

“We hired this team to convert part of our garage into a laundry area, a guest bathroom, and a shower. They did an amazing job! The tile work, wood accent walls, and vanity turned out great. The guys worked very clean and neat, kept the place tidy every day, and finished everything on time. Highly recommend them!”

FAQ

Commercial Remodeling questions, answered.

Call us: (424) 455-6464
Do you work with tenant improvement (TI) allowances?
Yes. We scope the project to fit the TI terms in your lease, provide the documents landlords need for draws, and work directly with building management.
Can you work after hours or in phases?
Yes. When the building or your business requires it, we plan after-hours, weekend or phased work from the start and price it clearly.
How long does a commercial build-out take?
A typical full TI takes three to six months including permits. Lighter refreshes go faster. We build the casework in our own shop during plan check.
Do you handle ADA compliance?
Yes. Accessibility review is part of design and documents, covering the path of travel, restrooms and counters.
How are payments scheduled?
The contract sets a payment schedule tied to completed stages of the build-out, and each payment comes with lien releases. Nothing is billed ahead of the work, and the landlord's draw documents are prepared from the same schedule.
What is a change order and an allowance?
Your contract has one fixed price, a written schedule, allowances listed line by line and a 2-year workmanship warranty. An allowance is the budget line for an item you have not chosen yet, such as tile or a faucet; when you pick it, the difference is settled in writing. A change order is a written agreement you sign before any extra work starts, with the change in scope, price and schedule. The price only changes if you change the scope.
Which inspections will happen?
Rough inspections before walls and ceilings close, then a final inspection and, where the use changes, the certificate of occupancy. The building and the city may add their own, and our project manager schedules each one around your hours.
Are you licensed and insured?
Yes. Kasimov Construction is a licensed California general contractor, CSLB #1148319 (Class B), bonded and insured. You can verify the license on the CSLB website, and we send certificates of insurance before work starts.
