How we build a new home.

A custom home takes thousands of decisions, from the lot and the floor plan down to the hinges on the closet doors. The usual way splits those decisions between an architect, a builder and a dozen suppliers, and you end up paying for every mix-up between them.

We keep it with one team. That covers architecture and interior design, engineering, city permits, ground-up construction and the millwork package (kitchen, closets, doors and built-ins), which we plan with the house and build in our own shop. We do tear-down rebuilds on lots our clients already own and new construction on land they've just bought. Your project manager sends you a written update every week, from the first drawings to the final walkthrough.

New Home Construction

Foundation, framing and finishes on one schedule.

What we build

New homes we build.

Tear-down & rebuild

For when the lot is right but the house isn't. We handle demolition, plans and a new home on land you already own. In established neighborhoods this is often the best value.

Family custom homes

Homes planned around how your family actually lives, instead of a builder's standard plan with your name on it.

Hillside & view lots

Sites that need real engineering for grading and retaining walls, with a design that works with the slope and the view.

Fire rebuilds

Rebuilds after the 2025 fires, documented to the city's rules and carried by our team from design through final inspection.

What drives the cost.

  • The lot itselfA flat infill lot and a hillside lot are different jobs before any walls go up. Grading, retaining walls, soils and access set the starting cost.
  • Size & complexity of formSimple shapes are efficient to build. Cantilevers, curves and glass walls need extra engineering and cost more.
  • Finish & millwork levelThe same floor plan can be built at very different finish levels. With millwork from our own shop, we can adjust that level to fit the budget.
  • Systems & performanceHVAC zoning, solar and battery readiness, smart home systems and insulation. It's cheapest to decide these during design.
  • TimelineGround-up homes usually take twelve to twenty-four months. A realistic schedule protects the quality of the work.

“We hired this team to convert part of our garage into a laundry area, a guest bathroom, and a shower. They did an amazing job! The tile work, wood accent walls, and vanity turned out great. The guys worked very clean and neat, kept the place tidy every day, and finished everything on time. Highly recommend them!”

FAQ

New Home Construction questions, answered.

Call us: (424) 455-6464
How much does it cost to build a custom home in Los Angeles?
It varies too much by lot and finish level to give one number, so we quote each project after a feasibility review. Every contract we sign is fixed-price.
How long does it take to build a custom home?
Usually twelve to twenty-four months total. That includes several months of design and engineering, city plan check, and twelve or more months of construction. We build the millwork during plan check, which saves months later on.
Do you handle demolition of the existing house?
Yes. Tear-down and rebuild is one job for us. Demolition permits, utility disconnects, demo and the new build all go under one contract.
Can you build from our architect's plans?
Yes. We're glad to price and build a complete, permitted set of plans, and our shop can build the millwork your architect specified.
Can you help us evaluate a lot before we buy it?
Yes, and it's best to ask before you buy. A short feasibility review of slope, setbacks, utilities and buildable area can keep you from buying a lot with expensive problems.
How are payments scheduled?
The deposit is capped by California law at $1,000 or 10% of the contract price, whichever is less. After that, your contract lists progress payments tied to completed milestones, and under the CSLB rules a payment may not exceed the value of the work done or the materials delivered. Each payment comes with lien releases. Nothing is billed ahead of the work.
What is a change order and an allowance?
Your contract has one fixed price, a written schedule, allowances listed line by line and a 2-year workmanship warranty. An allowance is the budget line for an item you have not chosen yet, such as tile or a faucet; when you pick it, the difference is settled in writing. A change order is a written agreement you sign before any extra work starts, with the change in scope, price and schedule. The price only changes if you change the scope.
Which inspections will happen?
Permitted work is inspected before it is covered and again at the end. The LADBS Homeowners Guide describes groundwork, rough and final inspections, and your project manager schedules each one and tells you the day before. A new home goes through the same pattern from the ground up: groundwork for the foundation and underground utilities, rough inspections for framing and every trade, and a final before the certificate of occupancy. Hillside lots add geology and grading inspections.
Are you licensed and insured?
Yes. Kasimov Construction is a licensed California general contractor, CSLB #1148319 (Class B), bonded and insured. You can verify the license on the CSLB website, and we send certificates of insurance before work starts.
Is there a warranty?
Yes. Every project comes with a written 2-year workmanship warranty. The manufacturer warranties on materials and fixtures also apply, and we hand you the paperwork for all of it at the end of the job.
