Kasimov Construction is a licensed general contractor (CSLB #1148319, Class B, bonded and insured) that builds detached ADUs, garage conversions, attached units and junior ADUs across Los Angeles. The company checks the lot's setbacks and utilities, draws the plans, files the permits, builds the unit and makes the compact kitchen and storage in its own workshop, all under one fixed-price contract. A project usually takes six to twelve months from design to final inspection, and every unit carries a written 2-year workmanship warranty.

ADU construction from plans to final inspection.

An ADU is a small house. It has a real kitchen, a real bathroom, its own plumbing, electrical and HVAC, and it goes through the same permits and inspections. In a small space a planning mistake is hard to hide, so the layout and storage have to be worked out before construction starts.

As ADU builders in Los Angeles, we handle the whole process. We check your lot's setbacks and utilities, draw the plans, get state and city permits, build the unit, and make the space-saving kitchen and built-in storage in our own shop. Good storage is a big part of why a few hundred to about a thousand square feet can feel like a full home. California's ADU laws have made approvals much more predictable, whether you want a detached unit, a garage conversion or a junior ADU for family or rental income.

ADU Construction

ADU kitchens and storage built in our shop to fit the unit.

What we build

Four types of ADU we build.

Detached ADUs

A new standalone unit, often a few hundred to about a thousand square feet. A good fit for rental income or for family who want their own place, planned around the actual shape of your backyard.

Garage conversions

Often the fastest and lowest-cost ADU. We turn your existing garage into a legal unit with a kitchen, bath, insulation and proper systems.

Attached ADUs

An addition with its own entrance. It shares a wall with the main house but works as a separate unit.

Junior ADUs (JADUs)

Up to 500 sq ft built inside the existing home, with an efficiency kitchen. It's the smallest option and is often paired with a detached ADU on the same lot.

What drives the cost.

  • New build vs conversionA garage conversion reuses the existing foundation and walls. A detached unit is built from the ground up. This is the biggest difference in the budget.
  • Utility connectionsHow far the sewer line runs, the water line, and especially your electrical panel. Many older LA homes need a panel upgrade to support an ADU.
  • Size & wet roomsSquare footage matters, but the kitchen and bathroom carry most of the cost per square foot.
  • Site access & slopeA flat backyard with side access costs less to build on than a hillside lot where materials have to be carried in by hand.
  • Finish levelA rental unit and a unit for family use usually get different finishes. We plan to the use you pick.

“We hired this team to convert part of our garage into a laundry area, a guest bathroom, and a shower. They did an amazing job! The tile work, wood accent walls, and vanity turned out great. The guys worked very clean and neat, kept the place tidy every day, and finished everything on time. Highly recommend them!”

FAQ

ADU Construction questions, answered.

Call us: (424) 455-6464
How much does an ADU cost in Los Angeles?
It depends on your lot more than on any citywide average. Conversion or new build, how far the sewer line runs and whether your panel needs an upgrade all change the price. The free feasibility visit gets you a range for your lot, and the price is fixed in writing before we build. For published market figures and the fee rules, see our ADU cost guide.
How long does it take to build an ADU?
Usually six to twelve months total. That's one to three months of design, city review (which state law has made much faster) and four to eight months of construction depending on the type.
Can I rent out my ADU?
Long-term rental of a permitted ADU is allowed in Los Angeles, and it's the most common reason our clients build one. Short-term rental rules are stricter and vary by city. We'll tell you what applies to your address during feasibility.
Is a garage conversion worth it?
Usually, if the structure is sound. You save the cost of a foundation and shell, and the approval process is well known. At feasibility we'll tell you whether your garage is a good candidate or whether a detached unit makes more sense. Published figures are in our garage conversion cost guide.
What are the setback and size rules?
Under state law, as set out in the HCD ADU Handbook, a new attached or detached ADU can be built with side and rear setbacks of four feet, and a local agency may not apply development standards that would prevent an ADU of at least 800 square feet with four-foot side and rear setbacks from being built. No setback applies to an ADU created inside an existing structure. The details still depend on your lot and city, and the free feasibility review answers this for your address.
How are payments scheduled?
The deposit is capped by California law at $1,000 or 10% of the contract price, whichever is less. After that, your contract lists progress payments tied to completed milestones, and under the CSLB rules a payment may not exceed the value of the work done or the materials delivered. Each payment comes with lien releases. Nothing is billed ahead of the work.
What is a change order and an allowance?
Your contract has one fixed price, a written schedule, allowances listed line by line and a 2-year workmanship warranty. An allowance is the budget line for an item you have not chosen yet, such as tile or a faucet; when you pick it, the difference is settled in writing. A change order is a written agreement you sign before any extra work starts, with the change in scope, price and schedule. The price only changes if you change the scope.
Which inspections will happen?
Permitted work is inspected before it is covered and again at the end. The LADBS Homeowners Guide describes groundwork, rough and final inspections, and your project manager schedules each one and tells you the day before. For an ADU, groundwork covers the foundation and the utility lines, the rough inspection covers framing, plumbing, electrical and HVAC with the walls open, and the final leads to the certificate of occupancy.
Are you licensed and insured?
Yes. Kasimov Construction is a licensed California general contractor, CSLB #1148319 (Class B), bonded and insured. You can verify the license on the CSLB website, and we send certificates of insurance before work starts.
Is there a warranty?
Yes. Every project comes with a written 2-year workmanship warranty. The manufacturer warranties on materials and fixtures also apply, and we hand you the paperwork for all of it at the end of the job.
