What should you plan for in an ADU in Pacific Palisades?

Where the house is standing, a Palisades ADU is permitted by LADBS like any other City of Los Angeles ADU: a detached unit in the yard, a garage conversion or a JADU inside the house, drawn to the setbacks and height limits of state ADU law. The roof, vents, walls and glazing of a new unit are built to the California Wildland-Urban Interface Code (LA County code summary), and on a Coastal Zone parcel we check the coastal review and bluff flags on ZIMAS before the design starts. The kitchen and storage inside come from our own workshop, sized for a small floor plan.

On a rebuild lot, an ADU can be built with, before or after the main house under Executive Orders 1 and 8, it does not count against the home's floor area, and a detached ADU is by-right with no coastal permit when it sits at least 10 ft from a canyon bluff and 25 ft from a coastal bluff. Under the Governor's order N-9-25 the ADU can receive its certificate of occupancy before the house. These rules are set out in City Planning's Palisades rebuild FAQ, section I.C of the City's EO 8 Implementation Guidelines and the Governor's order N-9-25, and a lot inside the LADBS geohazard zones also needs the geology and soils reports described in bulletin P/BC 2026-157.

Before the fire, Pacific Palisades was almost all single-family houses, most of them owner-occupied and built before 1980 (ACS 2024 5-year; the figures are below). (Source)

ZIP 90272, before the fire: about 80% owner-occupied, about 77% of owner-occupied homes valued at $2 million or more, median year built 1967, about 70% of homes built before 1980 (ACS 2024 5-year, collected 2020 to 2024, Census Reporter).

Planning tips · Pacific Palisades

  • Check the parcel on ZIMAS for bluff potential; a bluff analysis by a licensed geologist may be required where it is flagged.
  • An attached or detached ADU may be built with, before or after the house under Executive Order 1 or 8 and does not count against the home's residential floor area (City Planning rebuild FAQ, Q11; EO 8 guidelines, section I.C).
  • Lots inside the LADBS geohazard zones need geology and soils reports before an ADU is designed.

How we work

From the site visit to final inspection.

For a Pacific Palisades ADU we start with a site visit to check setbacks, utilities and access. Then we draw the unit, take it through LADBS plan check and build it. The kitchen and storage inside come from our own workshop, sized for a small floor plan.

“We hired this team to convert part of our garage into a laundry area, a guest bathroom, and a shower. They did an amazing job! The tile work, wood accent walls, and vanity turned out great. The guys worked very clean and neat, kept the place tidy every day, and finished everything on time. Highly recommend them!”

FAQ

ADU Construction in Pacific Palisades, answered.

Call us: (424) 455-6464
Who permits an ADU in Pacific Palisades?
LADBS (City of Los Angeles Department of Building and Safety) issues permits for Pacific Palisades. ADUs are reviewed under state ADU law and local rules. We prepare the drawings, submit them and handle plan check and inspections. Official information. We confirm the exact path for your address before the estimate is final, and we pull the permits for you.
Do you work in Pacific Palisades?
Yes. Pacific Palisades is part of our regular service area. We cover the Village, the Alphabet Streets, the Huntington, the Riviera, Rustic Canyon, Marquez Knolls, El Medio Bluffs, Castellammare and Palisades Highlands (neighborhood names as listed on Wikipedia), ZIP 90272. Consultations are free.
What should I plan for in a Pacific Palisades ADU project?
Start with the lot. On ZIMAS we check whether the parcel is in the Coastal Zone, whether it carries bluff potential and which geohazard zone it falls in, because those decide whether a detached ADU is by-right and which reports it needs (City Planning rebuild FAQ, LADBS P/BC 2026-157). Then decide the order: with the house, before it or after it. If you want to live on the lot while the house goes up, the ADU goes first and can receive its certificate of occupancy before the house (N-9-25).
Do you remodel homes that are still standing in the Palisades?
Yes. In standing houses we do kitchens, bathrooms, whole-home remodels and additions. A remodel with no structural changes goes through LADBS on an Express Permit, a wall change goes to plan check, and the cabinets and vanities come from our own workshop.
Is there a warranty?
Yes. Every project comes with a written 2-year workmanship warranty. The manufacturer warranties on materials and fixtures also apply, and we hand you the paperwork for all of it at the end of the job.
