Remodeling in Porter Ranch

What is different about remodeling in Porter Ranch?

Porter Ranch is one of the newest parts of Los Angeles. In 1962 the heirs of Benjamin Porter sold the last 4,150 acres of his ranch to the Macco Corporation. The land has been built out as a master-planned community ever since, with curving streets and large tracts. In ZIP 91326 the median home was built in 1982, and about 78% of homes are detached houses. If your tract has a homeowner association, exterior changes go to its architectural review first. State law requires the association to decide in writing and, if it says no, to explain why and how to ask the board to reconsider.

Parts of Porter Ranch fall under the Porter Ranch Land Use/Transportation Specific Plan, but its project review leaves out single-family homes and interior remodels, so a house remodel goes straight to LADBS. LAFD lists Porter Ranch among the communities with land in the Very High Fire Hazard Severity Zone. On those lots, new windows, vents, roofing and decks have to meet the California Wildland-Urban Interface Code.

About half the homes here were built before 1980, and the median one is now more than 40 years old. One of our own Porter Ranch projects, an open kitchen and great room under stained wood beams, is in our portfolio. The kitchen and family room share one long space there, so the beams, floors and cabinets were chosen to work as one room.

Permits

Who issues remodel permits in Porter Ranch?

Kitchens. Porter Ranch is in the City of Los Angeles, so permits come from LADBS, and a kitchen remodel with no structural changes is on LADBS's Express Permit list. The Porter Ranch Specific Plan's project review leaves out single-family homes, so a house remodel goes straight to LADBS. HOA approval, if your tract has an association, is a separate step.

Bathrooms. Permits come from LADBS, and a bathroom remodel with no structural changes is on the Express Permit list. If your tract has a homeowner association, a new bathroom window or other exterior change may need its approval as well.

Official information: LADBS (City of Los Angeles Department of Building and Safety). To check your own project, use our permit checker. For budgets, see the published Los Angeles figures in our kitchen remodel cost guide and bathroom remodel cost guide.

FAQ

Remodeling in Porter Ranch, answered.

Call us: (424) 455-6464
Does my Porter Ranch HOA have to approve a remodel?
It depends on your CC&Rs, which list what needs approval. Exterior changes such as windows, doors, roofing, paint colors and additions are the usual items. Under California law, the association has to give its decision in writing, and a denial has to explain why and how to ask the board to reconsider. We prepare the HOA package along with the LADBS permit.
Does the fire zone affect a Porter Ranch remodel?
Only the parts that touch the outside of the house. If your lot is in the Very High Fire Hazard Severity Zone, new or replaced windows need multi-pane glass with at least one tempered pane. Vents have to resist embers, and roofing and decks must meet the California Wildland-Urban Interface Code. Interior kitchen and bath work isn't affected. We check the zone for your address at the first visit.
Who permits a remodel in Porter Ranch?
Porter Ranch is in the City of Los Angeles, so permits come from LADBS, and a kitchen remodel with no structural changes is on LADBS's Express Permit list. The Porter Ranch Specific Plan's project review leaves out single-family homes, so a house remodel goes straight to LADBS. HOA approval, if your tract has an association, is a separate step. Official information. We confirm the exact path for your address before the estimate is final, and we pull the permits for you.
Do you work in Porter Ranch?
Yes. Porter Ranch is part of our regular service area. We cover the original 1960s–80s tracts and the newer hillside communities, ZIP 91326. Consultations are free.
How much deposit will I pay?
California law caps the down payment on a home improvement contract at $1,000 or 10% of the contract price, whichever is less.
