What is different about remodeling in Studio City?
Studio City has two kinds of lots. In the flats, the streets were built out from the 1930s to the '60s, the lots are tight and every square foot counts. On the canyon slopes south of Ventura Boulevard, the same addition becomes an engineering job. Both permit through LADBS. Around Colfax Meadows and the river, additions and ADUs go through review predictably. Toward Fryman or Laurel Canyon the hillside ordinance applies, with grading limits, slope analysis and retaining walls to engineer.
The houses are a mix of older ranches, small Spanish-style homes and some post-and-beam designs. Most have kitchens and baths that are too small for how people live now. Our work here is opening up those floor plans around custom cabinets built in our own workshop, adding primary suites and building ADUs on the deeper flat lots.
