Matching the new space to the old house.

The hard part of a room addition is where the new work meets the old house. The new foundation ties into the old one, the roofline has to line up, and the floor has to carry through the hallway without a bump. Those spots show right away when the work is rushed or when design and construction are split between two companies.

We handle the whole addition. That includes architectural design and structural engineering, city permits, foundation, framing and roof tie-in, and the interior finish, with built-ins and cabinetry from our own shop. It's all under one fixed-price contract. We build primary suites, bigger kitchens and family rooms, and full second stories. We match the stucco, windows, trim and flooring so the addition looks like part of the original house.

Room Additions

New roofline, stucco and trim matched to the existing house.

What we build

The additions we build most.

Primary suite additions

A bedroom, bathroom and closet added where the lot has room. It's the addition we get asked for most in the Valley.

Kitchen & family room expansions

We push out the back wall to make the open kitchen and living area the original floor plan didn't have. These often include our custom cabinets.

Second-story additions

When the lot can't grow out, we build up. Full or partial second floors are engineered from the existing foundation up, and we redesign the exterior so the house looks right as a whole.

Studios, offices & gyms

Attached rooms built for one use, planned for sound, light and how you'll use the space day to day.

Cost

What a room addition costs in Los Angeles.

The price depends on the structure and what goes inside, more than on square footage. We'll give you a range, then a fixed price after the visit and the design, in writing.

What drives the cost.

  • Structural scopeA ground-floor addition on a flat lot is a very different job from a second story on an older foundation. Engineering moves the cost more than square footage does.
  • Roof & exterior tie-inMatching rooflines, stucco texture and window styles takes skilled labor and extra time. It's also what makes the addition blend in with the house.
  • What's insideA bedroom is mostly drywall and flooring. A bathroom adds plumbing. A kitchen expansion adds every trade.
  • Systems capacityIn older LA homes, an addition often means an electrical panel upgrade or extending the HVAC. We check this during planning.
  • Permits & engineeringCity plan check, structural calculations and sometimes a soils report. These are real costs, and we include them in the price from the start.

“We hired this team to convert part of our garage into a laundry area, a guest bathroom, and a shower. They did an amazing job! The tile work, wood accent walls, and vanity turned out great. The guys worked very clean and neat, kept the place tidy every day, and finished everything on time. Highly recommend them!”

FAQ

Room Additions questions, answered.

Call us: (424) 455-6464
How much does a room addition cost in Los Angeles?
It depends on the structure and what goes inside the addition far more than on square footage. A bathroom changes the math, and a kitchen changes it more. Tell us about your home and we'll come back with a realistic range, fixed in writing before we build.
How long does an addition take?
Usually four to eight months from design approval, including permits. Second stories take longer. City plan check is the least predictable part, so we build the millwork and order materials while it's in review.
Will the addition match my existing house?
That's the main thing an addition has to get right. We match rooflines, stucco, windows, flooring transitions and trim, and the trim comes from our own shop, so the addition looks like part of the house.
Can we live at home during construction?
In most cases, yes. For most of the schedule we're building outside your existing walls. The tie-in, when we open into the house, is short, and we plan and announce it ahead of time.
Do I need permits for an addition in LA?
Always. We prepare the architectural and structural drawings and manage plan check and inspections, whether your home is under LADBS, LA County or a local city.
Is an addition better than moving?
It depends on your lot, your loan rate and what the next house would cost you. At the free consultation we'll give you a realistic all-in range so you can compare real numbers.
How are payments scheduled?
The deposit is capped by California law at $1,000 or 10% of the contract price, whichever is less. After that, your contract lists progress payments tied to completed milestones, and under the CSLB rules a payment may not exceed the value of the work done or the materials delivered. Each payment comes with lien releases. Nothing is billed ahead of the work.
What is a change order and an allowance?
Your contract has one fixed price, a written schedule, allowances listed line by line and a 2-year workmanship warranty. An allowance is the budget line for an item you have not chosen yet, such as tile or a faucet; when you pick it, the difference is settled in writing. A change order is a written agreement you sign before any extra work starts, with the change in scope, price and schedule. The price only changes if you change the scope.
Which inspections will happen?
Permitted work is inspected before it is covered and again at the end. The LADBS Homeowners Guide describes groundwork, rough and final inspections, and your project manager schedules each one and tells you the day before. For an addition, groundwork covers the new foundation and any drains under it, the rough inspection covers framing, roof tie-in and the trades with the walls open, and the final closes the permit. Cities with their own building departments add their own stages, and we confirm the sequence for your address.
Are you licensed and insured?
Yes. Kasimov Construction is a licensed California general contractor, CSLB #1148319 (Class B), bonded and insured. You can verify the license on the CSLB website, and we send certificates of insurance before work starts.
Is there a warranty?
Yes. Every project comes with a written 2-year workmanship warranty. The manufacturer warranties on materials and fixtures also apply, and we hand you the paperwork for all of it at the end of the job.
