Key facts · Los Feliz

General contractor for Los Feliz homes.

Kasimov Construction is a licensed general contractor (CSLB #1148319) that remodels kitchens, bathrooms and whole homes in Los Feliz, ZIP code 90027. Los Feliz is part of the City of Los Angeles, so permits come from LADBS. Much of Los Feliz was built in the 1920s. North of Los Feliz Boulevard, hillside lots can fall under the City's hillside and fire-zone rules, and the area has no HPOZ. The team has been in construction since 2008 and fixes the price in writing before work starts.

Los Feliz saw major residential development in the 1920s, much of it in the hills. It includes the Los Feliz Square Single-Family Residential Historic District, identified by the City's historic resources survey. (Source)

Remodeling in Los Feliz

What is different about remodeling in Los Feliz?

Los Feliz changes at Los Feliz Boulevard. South of it are the flats, including Los Feliz Square, which the City's historic resources survey recorded as an early automobile-era district of single-family houses. North of the boulevard the streets climb toward Griffith Park. Lots there can fall in the City's Hillside Area, where the Baseline Hillside Ordinance ties house size to slope and caps grading. LAFD also lists Los Feliz among the communities with land in the Very High Fire Hazard Severity Zone. Interior remodels are mostly untouched by these rules. Additions, decks and new exterior windows are where they apply.

The survey notes that the Spanish Colonial Revival homes of Los Feliz and the Hollywood Hills are more elaborate than those in the flats. Some are by architects such as Paul Williams and Wallace Neff. It recorded the Los Feliz Heights district for houses built for people in the film business. Los Feliz has no Historic Preservation Overlay Zone, so unless a house is an individually designated monument, its remodel goes through LADBS alone. In houses this old we expect earlier remodels behind the walls, and we open suspect areas during planning so the price can stay fixed.

On the hill, some blocks are linked by public stairways, such as the Los Feliz Heights Steps from 1924, and many houses sit well above or below the curb. Below the boulevard the lots are level, and staging a job is simpler.

Permits

Who issues remodel permits in Los Feliz?

Kitchens. Los Feliz is in the City of Los Angeles, so permits come from LADBS, and a kitchen remodel with no structural changes is on LADBS's Express Permit list. On hillside lots, structural work or an addition is checked against the Baseline Hillside Ordinance. In the fire zone, new exterior windows and vents must meet the California Wildland-Urban Interface Code.

Bathrooms. Permits come from LADBS, and a bathroom remodel with no structural changes is on the Express Permit list. Los Feliz has no HPOZ, so interior work needs no historic review. A new bathroom window on a house in the Very High Fire Hazard Severity Zone needs multi-pane glass with at least one tempered pane.

FAQ

Remodeling in Los Feliz, answered.

Call us: (424) 455-6464
Do hillside and fire-zone rules affect a kitchen or bathroom remodel in Los Feliz?
Usually very little. The Baseline Hillside Ordinance limits floor area and grading, and an interior remodel adds neither. Fire-zone rules cover the outside of the house. If your lot is in the Very High Fire Hazard Severity Zone, new or replaced windows, vents and decks have to meet the California Wildland-Urban Interface Code. Windows, for example, need multi-pane glass with at least one tempered pane. We check your parcel on the City's ZIMAS map at the first visit.
Is Los Feliz a historic district?
Los Feliz has no Historic Preservation Overlay Zone. The City's survey recorded districts here, such as Los Feliz Heights and Los Feliz Square, as eligible for designation, and that status doesn't add a design review step to an interior remodel. A few houses are individually designated monuments with their own review, so we check the address first.
Who permits a remodel in Los Feliz?
Los Feliz is in the City of Los Angeles, so permits come from LADBS, and a kitchen remodel with no structural changes is on LADBS's Express Permit list. On hillside lots, structural work or an addition is checked against the Baseline Hillside Ordinance. In the fire zone, new exterior windows and vents must meet the California Wildland-Urban Interface Code. Official information. We confirm the exact path for your address before the estimate is final, and we pull the permits for you.
Do you work in Los Feliz?
Yes. Los Feliz is part of our regular service area. We cover the Los Feliz flats, the Los Feliz hills and Laughlin Park, ZIP 90027. Consultations are free.
How much deposit will I pay?
California law caps the down payment on a home improvement contract at $1,000 or 10% of the contract price, whichever is less.
