Remodeling in Glendale

What is different about remodeling in Glendale?

In Glendale, design review reaches beyond historic houses. Under the city's zoning code, new buildings and exterior changes that need a building permit go through design review, and interior work is exempt. In single-family zones the city can exempt small additions, under 700 square feet with no added story, while a second story or a larger addition goes through review. In a historic district such as Rossmoyne or Royal Boulevard, a street-visible change to a contributing house goes to the Historic Preservation Commission. A kitchen or bath that stays inside the walls skips all of this and goes straight to Building & Safety.

Glendale's fire map grew in 2025. When the city adopted the state's updated maps that summer, 7,410 parcels were added to the Very High Fire Hazard Severity Zone. That brought the total to about 16,400 homes, according to the Glendale News-Press. On those lots, new windows, vents, decks and additions follow the California Wildland-Urban Interface Code, and the Fire Department inspects brush clearance every year.

About 69% of Glendale homes were built before 1980. Glendale Water & Power is the city's own utility, and an electric service upgrade needs a permit of its own alongside the remodel. We file both together so the panel work doesn't hold up the kitchen.

FAQ

Remodeling in Glendale, answered.

Call us: (424) 455-6464
Is my Glendale home in the Very High Fire Hazard Severity Zone?
It may be, even if it wasn't a few years ago. When Glendale adopted the updated state maps in 2025, 7,410 more parcels were added to the zone. If yours is one of them, new exterior work has to meet wildfire building standards and the property is inspected for brush clearance each year. We check the map for your address at the first visit.
Does a kitchen remodel in Glendale need design review?
Not if the work stays inside. Glendale's zoning code exempts interior modifications from design review. Exterior changes that need a building permit, such as new windows, a new door opening or an addition, do go through design review. In a historic district, a street-visible change to a contributing house also goes to the Historic Preservation Commission.
Who permits a remodel in Glendale?
Glendale issues its own permits and takes submittals online. In historic districts such as Rossmoyne, interior-only work like a kitchen remodel does not need historic design review. Official information. We confirm the exact path for your address before the estimate is final, and we pull the permits for you.
Do you work in Glendale?
Yes. Glendale is part of our regular service area. We cover Rossmoyne, Verdugo Woodlands, Adams Hill and Glenoaks Canyon, ZIP 91201, 91202, 91203, 91204, 91205, 91206, 91207, 91208. Consultations are free.
How much deposit will I pay?
California law caps the down payment on a home improvement contract at $1,000 or 10% of the contract price, whichever is less.
