Remodeling in Silver Lake

What is different about remodeling in Silver Lake?

Silver Lake was built on the hills around the Silver Lake and Ivanhoe reservoirs. The City's historic resources survey notes that many of its modern houses were engineered to sit on the edge of lots once thought unbuildable. It describes 'hill houses' raised on stilts, with stepped plans and cantilevered floors. In a house like that, posts and beams carry the floors. Before we move a wall, add a heavy stone counter or change the floor framing, we have an engineer check the structure, and structural changes go through LADBS plan check. Parts of Silver Lake are also in LAFD's Very High Fire Hazard Severity Zone, which sets the specs for new windows, vents and decks.

Rudolph Schindler, Richard Neutra, John Lautner, Gregory Ain and Raphael Soriano all built in these hills, and the survey recorded a Neutra Colony district of houses by Richard and Dion Neutra. The larger Silver Lake Residential Historic District covers more than 1,000 properties of Period Revival and Mid-Century Modern design. Neither is an adopted HPOZ, so a remodel follows the normal LADBS process unless the house is an individually designated monument.

Moreno Highlands, on the west side of the reservoir, opened in 1926 and kept growing into the 1960s, so a single tract can hold houses from four decades. A period house and a modernist one need different kitchens, and we design each to its own era. Many streets are narrow and some lots are reached by public stairways, so carries and crew parking are planned before demolition.

Permits

Who issues remodel permits in Silver Lake?

Kitchens. Silver Lake is in the City of Los Angeles, so permits come from LADBS, and a kitchen remodel with no structural changes is on LADBS's Express Permit list. On a stilt or cantilevered house, any change to posts, beams or bearing walls is structural work and goes to plan check with engineering.

Bathrooms. Permits come from LADBS, and a bathroom remodel with no structural changes is on the Express Permit list. Silver Lake has no HPOZ, so interior work needs no historic review. On a hillside house raised on posts, moving a tub or shower in a way that changes the floor framing goes to plan check.

FAQ

Remodeling in Silver Lake, answered.

Call us: (424) 455-6464
Can you remodel a stilt or cantilevered house in Silver Lake?
Yes, with an engineer involved from the start. In these houses the posts, beams and cantilevers hold up the floors. Moving a wall, adding a stone counter or a heavy tub, or cutting into the floor can change the loads. We have the structure checked before the design is final, and any structural change goes through LADBS plan check.
Is Silver Lake an HPOZ?
No. The City's survey recorded the Silver Lake Residential Historic District and the Neutra Colony as eligible for designation, but neither is an adopted Historic Preservation Overlay Zone. A kitchen or bath remodel follows the normal LADBS permit. Individually designated monuments, such as Schindler's How House, are handled separately, so we check the address first.
Who permits a remodel in Silver Lake?
Silver Lake is in the City of Los Angeles, so permits come from LADBS, and a kitchen remodel with no structural changes is on LADBS's Express Permit list. On a stilt or cantilevered house, any change to posts, beams or bearing walls is structural work and goes to plan check with engineering. Official information. We confirm the exact path for your address before the estimate is final, and we pull the permits for you.
Do you work in Silver Lake?
Yes. Silver Lake is part of our regular service area. We cover the reservoir neighborhoods, Moreno Highlands and the hills above Sunset Boulevard, ZIP 90026, 90039. Consultations are free.
How much deposit will I pay?
California law caps the down payment on a home improvement contract at $1,000 or 10% of the contract price, whichever is less.
