What should you plan for in a Venice bathroom remodel?

Venice has its own planning rules. The Venice Coastal Zone Specific Plan sets heights, setbacks and walk-street standards, and depending on where your parcel sits, a coastal development permit comes from the City alone or from both the City and the California Coastal Commission. Building permits come from LADBS. We check the parcel's coastal status and specific plan subarea before the design is set.

Near the beach, humidity and salt air are hard on finishes and fans. We specify ventilation and hardware for coastal conditions.

Venice is governed by the Venice Coastal Zone Specific Plan, which has its own height limits, setback maps and walk-street rules on top of the city's zoning. Depending on the parcel, a coastal development permit comes from the City alone or from both the City and the California Coastal Commission. (Source)

Planning tips · Venice

  • Choose fans and hardware rated for coastal humidity.
  • Plan for water-efficient fixtures in a pre-1994 home.
  • In a condo, get HOA approval and work-hour rules before scheduling.

How we work

Waterproofing first, then tile and a custom vanity.

On a Venice bathroom we take the shower down to the framing when the old substrate has failed, rebuild it with waterproofing we can document, and then set the tile. The vanity is built in our own workshop to the width of your wall. Your project manager sends a written update every week until the final walkthrough.
